Run the asset management model and save scenarios

Project a property's performance and save the result.

Available on plans that include Assets.

  1. Select Assets in the sidebar and choose Edit Configuration on a property.

  2. Select Property, then Next.

  3. Set Asset Parameters: Hold Period in years, Purchase Date, Acquisition Price, UW Exit Cap Rate and Current Exit Cap Rate are required. Add closing costs, loans and equity if you have them. Hover over a number field to see what it means.

  4. Run Model: review the summary and select Run Asset Management Model.

Read the results

  • Financial Statements: the projected statements. Select the settings icon on a row to change how it's projected: Manual Input, Baseline With Growth or Percentage Account Group. The model reruns when you finish.

  • Performance: NOI, income and expense, valuations on a T12 and F12 basis, unleveraged and leveraged IRR, and the projected multiple at the end of the hold period.

Save it

Select Save Model and name it. The inputs and your projection settings are saved together. On a saved model, the button shows its name: select it to Update, or use the arrow for Save As New to keep both versions.

Find saved models with Saved Models on the property's row.
