Why don't the numbers match my PMS?

What to check when a number in UDP differs from your property management system, and what to send us.

Most differences come from comparing two slightly different things. Check these before anything else.

  1. The date. A dashboard shows Yesterday by default. Your PMS report may be for today, or for a month end. Set the dashboard to As of date and pick the same date as your PMS report.

  2. The data date. Look at the Data date at the top of the page. If your PMS changed after that time, UDP doesn't have the change yet.

  3. The properties. Check which properties the dashboard covers, under its title. Filters, Same Store, and your own property access can leave some out.

  4. The definition. The same name can be calculated differently. For example, occupancy may count notice-to-vacate units, or not. Select Show details on the widget to see the metrics and filters it uses.

If the numbers still don't match

Contact us with:

  • the dashboard, section and widget,

  • the property,

  • the date you compared,

  • the number in UDP and the number in your PMS,

  • the PMS report you compared against, if you can attach it.

With that, we can trace the number back to its source and tell you whether the data needs correcting or the metric is defined differently.
